I would
like to offer you our assistance. Because we are known as "THE

a great working relationship with all of the top builders on Marco Island.
Since 1987, I have been involved in and watched Marcos lot market
exceed many of my clients dreams.
We have
many happy customers who are glad they allowed Dave to help them purchase
a lot on Marco Island and act as liaison between them and the builder
of their choice. We know how confusing it can be to shop builder's and
try and compare the different model homes on Marco. We can help you
make sense of all of the different prices, options, building requirements,
etc. . .
But first
we should help find you a lot based on your specifications. In order
to do this, let's start by learning about the different types of lots
on Marco and how they are priced.
Between
1964 - 1965 Deltona Corporation started building seawalls to create
Marco Island Waterways. They built approximately 120 miles of seawalls
on Marco Island. The first seawalls were constructed in wood with whaler
tieback systems. They soon converted to cement reinforced with a mixture
of wire mesh and steel rods. The cement slabs were 4 to 5 inches thick
and 10 to 12 feet in height.
There are
3 types of lots on Marco: Water front (Direct Access = Will accommodate
sailboats and large yachts, no bridges)Lots
Water front (Indirect Access)Lots
Inland Lots
Streets
on Marco are mostly "Cul-de-Sacs"
Real estate
investments in this tropical paradise, like precious gems have increased
substantially in value since the development of Marco Island began thirty
years ago.
Approximately
90 percent of the original purchasers of lots on Marco Island had such
faith in the plan for the finest community in America that they bought
them sight unseen. They climbed up a steel tower and the salesman pointed
out in the mangroves and said, "Your lot will be right about there!"
25 years
ago, waterfront lots on Marco Island were priced as low as $5,495. The
highest priced lot was $21,000! Today waterfront lots are selling from
$200,000. to over two million dollars. Inland lots start at around $80,000.
In just the last few years we have seen a dramatic increase in lot values
due the diminishing supply. More and more people are now buying lots,
not only for speculation but also to build their dream homes on. The
laws of Supply and Demand are certainly driving our lot
market today in a way never seen before.
Of the
original 9800 lots available for purchase on Marco Island, just over
100 water front lots are offered for sale today and it should be pointed
out that 604 have sold in 1997. In 1998, we saw 633 lots sell on Marco.
Back in 1988 alone, more than 1400 lots were sold.
At the
rate that our market is creating new homes, it is reasonable to expect
that, if the trend continues as it has since 1987, that most of all
of the now vacant lots will have homes on them by the year 2006. We
presently have approximately 350 homes under construction. It has been
like this for the last several years. In fact, most of the homes you
see on Marco Island were built in the last 7-8 years.
Remarkably,
there are some excellent, even extraordinary, buys in waterfront as
well as inland lots available on the market today. There are waterfront
lots with extraordinary views with asking prices that are less the $400,000.
There is a selection of direct access (sailboat access) lots for less
than $350,000. We even have some beach front lots available for less
than two million dollars!
Since there
are no new waterfront communities planned in America and since environmental
regulations now prohibit their creation, it is a reasonable assumption
that property values will continue to escalate over the long term, and
perhaps even the very short term like it has in just the last couple
of years. Marco Island remains one of Florida's best kept secrets. This
will not last forever. When looking at purchasing Marco Island lots
it is important to look at 3 investment "ways of thinking".
- One
should try to look at in waterfront lots that are at the bottom of
the price range, for example any waterfront lot that is price under
$300,000. Just get one on the water while you can.
- Another
approach is to look at buying a waterfront lot with the best possible
view at the best price of other lots with similar views. Always remember,
"view dictates price on Marco Island". The more water
you see, the more money you pay!"
- If
anyone is interest in making a small investment in Marco Island
lots one should purchase "inland lots that are "walking
distance to the beach". These can be purchased for as little
as $150,000. today. But hurry, there are only a few left. Please
remember that banks will loan as much as $350,000. to anyone interested
in purchasing inland lots in Naples that are within walking distance
to their beach.
